3 Reasons to List in the Fall and Winter

3 Reasons to List in the Fall and Winter

Spring and Summer are no doubt the typical “selling” seasons, but here are 3 reasons why listing your home during the fall and winter is a great idea

There’s Less Competition

There are fewer homes on the market during this time. Homes that have been on the market and haven’t sold will generally go off of the market during this time. There are also plenty of sellers who decide to wait to list until the holidays are over. Both of these things are advantageous to people who list in the fall and winter. Lower inventory means that buyers have fewer properties to look at and will be more focused on your listing than at other points during the year.

Buyers Are More Serious

The market is active during the spring and summer, but by the end of the season, many buyers are more curious than actually committed to purchasing a property. On the other hand, buyers in the fall and winter tend to be more serious. Many of them are simply forced to look for a new home because of a new job, a work relocation, or because they want to complete their move ahead of the holidays. You’ll have fewer showings than you would in the spring and summer, but all of your showings will be with highly motivated buyers who are eager to get to the closing table.

Make a More Strategic Purchase

If you're looking to buy a new home and also sell your current one, then the fall market may offer the best opportunity to do so. Once you are able to sell, you will enter the market with confidence and without stress, while many sellers who have been unsuccessful in selling their homes during the summer will be more eager to sell during this time. This can lead to very flexible negotiations that can work in your favor. This strategic advantage could also lead to a bargain when it’s time for you to buy.
